The Architect of Dreams The Kerzner Odyssey

Sol Kerzner portrait sketch

House 23 is set on Sol Kerzner's private Leeukoppie estate, perched between Hout Bay and Llandudno. This storied ground was his personal sanctuary, chosen for the same reason his global destinations became legendary: an uncompromising relationship to view, atmosphere, and place.

Designed by Metropolis Design, the residence translates that legacy into a single architectural expression of structural innovation and tranquil seclusion. It is a home shaped by concrete, stone, glass, and light, where every line frames the Atlantic and mountain horizon.

Architects: Metropolis Design
Developer: TTJ
Architecture of the Air

Cantilevered off-shutter concrete planes appear to float, pushing the living spaces outward into sky and ocean light.

Theater of the Interior

A dual-sided hearth, integrated roof gardens, and layered materiality compose an interior built for quiet spectacle.

Outlook & Seclusion

Dual-aspect views across the Atlantic and the Cape Peninsula mountain range, held within a deeply private setting.

THE CANTILEVERED PLANE

Off-Shutter Concrete · Structural Drama

Inspired by the granite overhangs of Leeukoppie, House 23 uses bold concrete slabs to project living volumes toward the horizon. The architecture balances mass and suspension, giving each level a powerful structural identity while preserving a sense of effortless lightness.

THE INVISIBLE BOUNDARY

Floor-to-Ceiling Glass · Dual-Aspect Views

Floor-to-ceiling glazing dissolves the threshold between interior and landscape. Rather than simply facing outward, the home inhabits its outlook, opening continuously to Atlantic light, Constantia Berg, and Chapman's Peak while maintaining complete privacy.

ORGANIC BRUTALISM

Raw Concrete · Natural Stone · Timber

By utilising a palette of raw concrete, natural stone, and timber, Metropolis Design has ensured that House 23 feels less like a building and more like a natural outcrop of the Leeukoppie ridge. Every material is chosen to age with the landscape, not against it.
